Portfolio Launch

Finding the right assets to build the most exciting new brand in small boutique hotels.

We're identifying the perfect properties, small in scale and full of potential, the ones most people walk past, and repositioning them into elevated boutique destinations. Our first projects center along the Pacific coasts of Costa Rica and Mexico.

This is the launch of OTSO Hotels.

An Invitation to be a part of the brand from the start.

The Question

Can a boutique hotel feel both intimate and luxurious?

OTSO exists as an answer to that question. We reposition small-scale, under-optimized properties into premium boutique stays. Spaces that slow people down, and connect guests to their surroundings, and to themselves.

The Model

We bring the life back to paradise's forgotten gems.

We acquire underperforming assets in established and emerging tourist destinations, properties that can be revitalized under the OTSO brand. Twenty to forty keys. Real airports and real tourism nearby. Room to grow into wellness, food and beverage, common areas and event space.

A value-add model. Less capital than ground-up development, and a faster path to something guests actually feel.

A biophilic indoor-outdoor bath

We create spaces that slow people down.

Design Philosophy

Minimal. Biophilic. Built for decompression.

Natural materials, soft color, and strong indoor and outdoor connections. We design for the guest's wellbeing first, calm immersive spaces that make people want to stay a little longer.

Good design here is not decoration. It supports better guest experiences, healthier teams, stronger brand recognition, premium pricing, and assets that hold up over time.

The Playbook

The evolution of an OTSO Hotel.

01

Identify the market

Find emerging markets near high-traffic destinations, within reach of active airports and a real tourism base.

02

Acquire the asset

Spot an ownership transition, then acquire an under-performing existing property suited to the OTSO brand, fully capitalized or on favorable terms.

03

Design for decompression

Maximize flow and room count. Redesign around biophilic principles, wellness, food and beverage, and common areas that feel intentional.

04

Leverage locality

Find and grow partnerships with local artisans and operators, so the place feels like where it actually is.

05

Reset and re-brand

One brand across the portfolio, refreshed on the doorstep, online and on-site, with marketing partnerships built for visibility.

06

Overhaul operations

Update service standards, train staff, roll out the brand workflow, and centralize the systems that keep it all consistent.

07

Curate calm

Deliver a truly effortless guest experience. This is the part people remember.

08

Reassess and repeat

Find what is working and what isn't. Assess, correct, and do it again on the next asset.

Where the model comes to life.

Why It Works

A grounded model.

01

Asset-backed

We own the land. It anchors the portfolio and provides downside protection.

02

Operational discipline

Centralized systems and standardized playbooks, built from proven hospitality protocols.

03

Diversified revenue

Rooms, wellness, food and beverage, and commercial tenancy reduce single-point dependency.

04

Market selection

Underperforming assets in emerging markets and proven tourism destinations.

05

Time and money

Value-add needs less capital than development, on faster timelines.

06

Guest network

Regional hubs capture arrivals, and nearby destinations capture longer trips. Guests move between stays without ever leaving the brand.
